We specialize in ground up Design Build projects with a heavy focus on bringing value to your projects. We've been fitting design scopes into budgets for decades with a strong commitment to providing the best options to fit your projects design intent while maintaining budgets.

LPI works on all size of projects from 40 unit micro apartments, 200 unit Senior Livings and as big as 900 units over multiple phases and years. No project is too big or too small for us. We treat everyone with the same attention to detail that our customers have come to expect from us.

Our in house design team can take your wildest imaginations and bring them to life. We utilize AGI32 and DialuxEVO for engineered drawings and full renderings. When in doubt let us build a 3D rendering of your project to help you see the full picture of how beautiful your project can turn out.

Project Updates

Fall 2021 - Polaris & Adara @ Seatac

When complete, the Polaris development in SeaTac will consist of two mixed-use residential buildings: Polaris and Adara. Polaris is a two-tower, six-story complex over a common parking garage shared with Adara (a seven-story building). Polaris and Adara will be situated near a light rail station. Polaris at SeaTac will comprise of five wood framed levels over four concrete levels; 365 living units; three levels of below-grade parking for 418 cars; and commercial space. Adara at SeaTac will comprise of five wood framed levels over four concrete levels; 220 residential units; two levels of below-ground parking for 295 cars; and commercial space when completed in late 2022.

The development at Seatac is going to bring much needed affordable workforce housing for the surrounding communities. “We hear time and time again from both employers and residents that affordable workforce housing is desperately needed in the city,” says Mayor Erin Sitterley. “This complex will allow hundreds of our hard-working families to live near light rail and access jobs and amenities”

Summer 2021 - Marvella Ground Breaking

Presbyterian Homes has officially broken ground on the massive redevelopment of the old Ford Plant in St. Paul, MN. The future housing options for seniors will span a variety of lifestyle options—independent living, assisted living and memory care—allowing residents to stay within their neighborhood of choice while co-mingling with diverse generations from the greater community. Located in an amenity-rich section of the Highland Bridge development, residents will be just steps away from restaurants, grocery stores and greenspace.

Summer 2021 - Flagstone Is Open

We have made the final push on the Flagstone Senior Living Community in Eden Prairie, MN and residents are moving in. This is by far the most modern residence we have done with Senior Housing Group and you can see the effort spent on getting every detail right. From beautifully deisgned units to common spaces that would have the youngest generation wishing they could live here.

Spring 2021 - The Issac Is Rising

The Issac Apartments in Roseville, MN is really starting to pick up steam and starting to show it's true colors off. This beautiful apartment located near major interstate corridors and some of the best schools in the state will be open in no time. We are proud to partner with J Becher & Associates on providing all of lighting on this project.

Modern finishes with an eye for design is the name of this one. Nothing was left untouched or not thought about. Beautifully landscaped and just enough flare to stick out of the crowd. We know the reisdents will love waking up and calling The Issac home.
